November 2013 Las Vegas and Henderson Market Stats Report

Overall in Las Vegas and Henderson, Nevada real estate, we are in what is considered an extreme seller's market. While the real estate climate can fluctuate and change with financial and statistical trends, Las Vegas has seen a great amount of growth. 2.7 months of inventory exhibits the seller's market data, even though the market can be different based on demand and the quantity of homes for sale in each price range.

The different regions in Las Vegas sell at varying speeds- some of these statistics can impact the value of homes for sale in Las Vegas and Henderson, Nevada. In North Las Vegas, 533 homes sold with 2.40 months of inventory, at a median sale price of $169,000. Contrastingly, in Boulder City, Nevada there were 64 listings sold with 4.92 months of inventory- the average selling price here was $320,000. High levels of home sales in the Southwest show 534 home sales at a median price of $225,000 after 3.45 months of inventory. These figures have drastically increased over a period of time. Adding as much as twice the amount of active listings to the real estate pool, and cutting off months of time for inventory, the climate for home sales in the Las Vegas and Henderson, Nevada area is on the rise.

Home prices are soaring in this current sellers market and home inventory is still up, even though there have been some slight variances. In an extreme seller’s market, 0-3 months of inventory is the norm, with very high appreciation. Extreme buyer’s markets see 12 months or more for inventory sales, with high depreciation. A balanced market generally falls somewhere in between at 6-9 months of inventory, with slight depreciation of properties.

Home prices are continuing to rise, regardless of the number of home sales in certain sectors. In the current extreme seller's market climate, zip codes in and around the Las Vegas area can be an implication as to what areas are experiencing the most home sales. 89052 (Henderson, NV) has seen high numbers of home sales in October 2013, at 99 sold at a median price of $300,000. 89178 (near Enterprise, NV) came in at on average 68 home sales for 3.35 months of inventory. Prices in this area mark at $216,500. While home sales are slightly less in this area (for example), the home price has risen. The 89005 zip code (Boulder City, NV) showed 13 homes sold after 4.92 months of inventory, Overall, home sales are up significantly quarter-over-quarter from just a few months ago, and home prices are continuing to rise at rapid rates.

10 Questions to Ask BEFORE Renting Your Home

1.) How will you respond if your tenant says they can't afford to pay the rent this month because of more pressing obligations? (This happens most often during holiday season and back-to-school time when families with children have extra expenses).

2.) Because of the economy, many homeowners can no longer make their mortgage payment. What percent of tenants do you think can no longer afford to pay their rent?

3.) Have you interviewed a few experienced eviction attorneys in case a challenge does arise?

4.) Have you talked to your insurance company about a possible increase in premiums as liability is greater in a non-owner occupied home?

5.) Will you allow pets? Cats? Dogs? How big a dog?

6.) How will you actually collect the rent? By mail? In person?

7.) Repairs are part of being a landlord. Who will take tenant calls when necessary repairs arise?

8.) Do you have a list of craftspeople readily available to handle these repairs?

9.) How often will you do a physical inspection of the property?

10.) Will you alert your current neighbors that you are renting the house?

Bottom Line

Again, renting out residential real estate historically is a great investment. However, it is not without its challenges. Make sure you have decided to rent the house because you want to be an investor, not because you are hoping to get a few extra dollars by postponing a sale.

While the real estate climate fluctuates and changes with financial and statistical trends, Las Vegas has seen a great amount of growth. 2.05 months of inventory exhibits the seller's market data, even though the market can be different based on demand and the quantity of homes for sale in each price range. Different regions in Las Vegas sell at varying speeds- some of these statistics can impact the value of homes for sale in Las Vegas and Henderson, Nevada. In North Las Vegas, 507 homes sold with 2.28 months of inventory, at a median sale price of $165,000. In contrast, in Boulder City, Nevada there were 14 listings sold with 3.71 months of inventory- the average selling price here was $182,050. High levels of home sales in the Southwest show 587 home sales at a median price of $220,000 after 2.81 months of inventory. These figures have dramatically increased over a short period of time. Adding as much as twice the amount of active listings to the real estate pool, cutting off months of time for inventory, the climate for home sales in the Las Vegas and Henderson, Nevada area is still on the rise. Home prices are ascending in this current sellers market and home inventory is still up, even though there have been some slight variances.
