Las Vegas Market Report November 2015

Overall in Las Vegas and Henderson, Nevada real estate, we are in what is considered a Normal  seller's market. While the real estate climate can fluctuate and change with financial and statistical trends, Las Vegas has seen a great amount of growth. 3.6 months of inventory exhibits the seller's market data, even though the market can be different based on demand and the quantity of homes for sale in each price range.

 

Various regions in Las Vegas sell at varying speeds- some of these statistics can impact the value of homes for sale in Las Vegas and Henderson, Nevada. In North Las Vegas, 418 homes sold with 3.41 months of inventory, at a median sale price of $321,000. Contrastingly, in Boulder City, Nevada there were 10 listings sold with 8.20 months of inventory- the average selling price was  $280,000 High levels of home sales in the Southwest show 508 home sales at a median price of $240,000 after 3.68 months of inventory. These figures have drastically increased over just one period of time. Adding as much as twice the amount of active listings to the real estate pool, and cutting off months of time for inventory, the climate for home sales in the Las Vegas and Henderson, Nevada area is on the rise.

 

 

 

Home prices are soaring in this current sellers market and home inventory is still up, even though there have been some slight variances. In an extreme sellers market, 0-3 months of inventory is the norm, with very high appreciation. Extreme buyers markets see 12 months or more for inventory sales, with high depreciation. A balanced market generally falls somewhere in between at 6-9 months of inventory, with slight depreciation of properties. Home prices are continuing to rise, regardless of the number of home sales in certain sectors.

Many cities have very different price tags—from international capitals such as Prague to London and even between those in the same state such as Los Angeles and San Francisco. Your credit score is a major factor in the interest rate you’ll be approved for on the loan, so be sure to keep an eye on your credit in the months before applying. 2. Basic needs

Housing is often the biggest, but not the only, expense you will face in your new city. The price of basic utilities, health care, and even groceries can vary greatly between places. Some goods are also more or less available depending on where you are located. Finally, it’s important to factor in the cost of transportation. Is there public transit? Can you walk to work? Do you need a car? This can make a big difference in your monthly costs.

 

3. Job market

If you are not relocating for work but for your own reasons, it’s probably important to look into job availability in your potential new city. Some cities are better for job seekers in terms of growth and unemployment rates, but it’s a good idea to take into account your industries of interest. Some cities are hubs for certain industries and may not have a lot of job diversity. It’s important to do your homework so you won’t be unemployed and struggling to adjust for too long.

 

4. Quality of life

One good way to start off thinking about your move and how your quality of life will change is by deciding what things you currently have that you would like to continue to have. For example, if you live in a city with a lot of sporting events and you enjoy going regularly, you may want to find a place that has similar options. From access to cultural activities, entertainment, parks, house of worship, gyms, and shopping options to demographics and proximity to friends or family, quality of life can make the difference from being happy in your new spot or not. Visiting and exploring the area (if possible) can be one of the best ways to get a feel for the city.

What to avoid when closing a deal!

In Real Estate, Selling a Home can be diificult especially when deals fall off. Here are a few things that you should now and avoid so that the home is sold.

 

1.  Bad Appraisals

The market has improved, and we want nothing more for our sellers than to have them experience the benefits of an improving market condition. When you go under contract and have your home sold, everyone is clearly happy. However, when the bank comes in to do the appraisal, and it comes back lower than the purchase price, it’s always disappointing. When this happens, you will have to renegotiate the price, or the deal will fall apart. We recommend that sellers make sure their agent is doing a thorough, detailed market analysis of their home to avoid any potential appraisal issues.

 

2. Credit Mistakes

Nothing is more frustrating than when a buyer who has a pre-approval letter goes out and makes large, expensive purchases before the deal closes. If you are a buyer, don’t make any big purchases until your loan clears. It will affect your debt-to-income ratio and could delay the closing of your loan for quite some time. 

 

3. Bad Home Inspections

These tend to happen during the due diligence period. When home inspections are done, the inspector does their best to do a thorough job and go through every nook and cranny in the house looking for any defects. Sometimes, they aren’t able to uncover things because you haven’t done the due diligence as a seller to fully inspect the entire home. Bad home inspections can kill a transaction, and create a lot of unexpected expenses. 

 

4. Bank Delays

Lending is taking longer nowadays, and loans are getting extended. If the seller is not prepared to have a conversation with the bank, that’s frustrating. You have got to have good communication between your bank, your agent, and your lenders. If there’s an indicator it’s not going to close, the seller should be in a position to back out of that contract. Understand that when you decide to enter the market. 

 

5. Intense Negotiations

When it comes down to the negotiation table, look at the big picture. A few thousand dollars is not a good enough reason to abandon the transaction. Try to find some common ground and consider what your alternatives are. If you went back on the market, are you going to end up regretting it?
