Scheduling Your Walkthrough before Closing

Most buyers are excited to move in especially when it is really close to the date of the CLOSING. Many tend to relax and have thoughts of getting new furniture, unpacking and looking at paint samples.  However, one crucial step needs to be accomplished before settlement; a house walkthrough,

A final home walk through cannot only help you be confident on your purchase and avoid what we call buyer “remorse” but also help pinpoint minor issues that should be taken cared of before close.

Here are a few tips when doing a final walkthrough.

1.       Schedule at least 30 minutes or longer for a walkthrough- this is done at the day of closing to make sure you maximize your time. During the assessment you should check for any new issues that might have happened the last time you viewed the home/

2.       Check the appliances if it’s working.

3.       Check fixtures- if the seller agreed to leave one

4.       Check for wall scratches or damage to the flooring

5.       Don’t be afraid to bring your home inspector back when doing a walkthrough

6.       Bring your RECR and Inspection Report to see of the seller already made repairs

7.       Take Action Quick- If you see any damages- you have 2 options walk away or let the seller pay for the damages to be deducted from the purchase price or be paid directly, you may also request for a credit.

8.       Always involve your REALTOR and do not be afraid to tell your concerns.
