Guaranteed Home Sale Program- Hoax or Valid?

Guaranteed sale of a Home is it safe?

Perhaps you have heard this before when interviewing agents to sell your home or driven past a billboard advertisement from a realty group. :”Sell your Home in 30 days or else it’s free”.

It also seems too good to be true- but NO it’s not a hoax. However the statistics behind it can be questionable in a way.

It might not work for every home- It is always a question of must sell VS want to sell.  Sellers can vary depending on job loss, illness or perhaps they have inherited a property and cant pay for multiple loans.

Each Agent who offers a guaranteed sale project does it any other way, however the substance or gist  is the same: Sellers must consent to buy a home guarantee, get an assessment and address any issues forthright, contract an outsider appraiser and professionally arrange the home.

Some realtors have to have the seller meet certain conditions before entering into that program. While NAR says it doesn’t take a position on these types of sales methods, critics of guaranteed sale programs claims it is a conflict of interest.

What Realtors Say:

Not all realtors offer this program. Some say that it might be that either the price of the home too low or not providing good service for them to have it sold. Some say that it is quite a lead generating tool that can boost up promotion. Some saw it is a marketing ploy

Before you agree…

Read the contract first. Realtors do not really want to be diving in buying your house as their main concern is to sell it.  A house might need a lengthy amount of time too sell depending on market conditions. Before interviewing the right agent and getting into the program Homewones should always address questions regarding the guaranteed sale program before signing the dotted line. Homeowners should really be careful and ask people who have been in the program and check validity of the said program.

Selling a house in the Fall Season

Staging your home in Autumn

Spice up your listing with some quick and easy staging ideas for this Fall Season. These are some of the tips we can share to help get buyers interested and feel welcome during the fall season.

1.       Rake your Leaves outside- Keep up with your yard work and clean the outside yard. A good place would not appear as messy since leaves are scattered from the outside. Improve your curb appeal, trim back any overgrown or dead plants help them boost outside appearance that looks good.

2.       Use Fresh Scents- Use scented candies- apple, cinnamon scents or anything that is connected with Fall- just to make buyers welcome. You don’t need to buy or bake a pumpkin pie though, anything that can boost the smell inside the house would be awesome.

3.       Good Lighting- Lighten it up. Take advantage of the natural light as much as you can by opening your window drapes or blinds. Schedule showings within the day to take advantage when the light is stronger. Adequate lighting makes a huge difference

4.       Show Off the Fireplace- Burn baby burn! Make sure that if the home has a fireplace it is clean. Although you don’t want the fireplace turned on when showing your home hang decors like pinecones or hearth.

5.       Keep all the toys- de-clutter make sure that when buyer’s come in they don’t see your personal stuff- Have them feel that this is a place where they can do barbecues and steaks especially on the outside of your home.

6.       Decorate with Mum’s- Decorate with a pot or two of orange or gold chrysanthemums adds a seasonal touch.

Pricing Strategy: How do I get the right price my Home would sell for?

Pricing a home is really difficult regardless if you are selling your home as a FSBO or obtaining assistance from a Realtor. Recent home prices show that most homes that have sold in the NV market was priced depending on recent market condition. Since there are a lot of competition especially with the increasing number of Foreclosures and Short Sales. It Is really though for a seller to price a home just right to sell that would not seem to appear as though they are just giving it away.

One of the main issues you would be facing is pricing strategy. How would you price your property to be competitive to other homes in the market for sale?

Here are some of the tips that we can share with you:

Get Appraised Value of Home - one of the logical measures that you can do is get an appraiser to determine the value of your home. There are professionals out there that can help you. Although this might cost money the results would be substantial enough.

Determine Local Prices of Homes- Housing Prices is like the weather it changes drastically up or low. It is really good to know th inventory of homes selling in the neighborhood/ Law of Supply and demand. More demand causes pries to go up with low inventory so better check the prices and trends you currently have.

Use strategic planning-  If prices are going down in your market set a price that would be competitive and could lead a win win situation for both you the seller and a prospective buyer. If prices in your market are going down at 1% you may deduct 3% off your asking price as an example.

Hire an experienced realtor- Interview realtors that have a proven record selling local homes in the area it is good to know that these individuals can assist you since they study the market every day and know the types of buyers and sellers that is presently existing.

Team Jenkins of Nevada Realty Connection can help you price your home to sell. Choosing the Right Home Architecture and Style Part 2

Welcome back to our series on Architecture and Home Styles. Today we will discuss Ranch homes and Pueblo style homes.

Ranch Style Homes

Ranch (additionally American farm, California farm, drifter or farmer) is a household design style beginning in the United States. The farm house is noted for its long, near the-ground profile, and insignificant utilization of outside and inside beautification. The houses wire innovator thoughts and styles with ideas of the American Western period working farms to make an extremely casual and easygoing living style.

To start with implicit the 1920s, the farm style was amazingly well known with the blasting post-war working class of the 1940s to 1970s. The style is regularly connected with tract lodging fabricated right now, especially in the western United States, which encountered a populace blast amid this period, with a comparing interest for lodging. The style was sent out to different countries as is found in different nations. Their fame faded in the late twentieth century as neo-mixed house styles, an arrival to utilizing recorded and conventional beautification, got to be prevalent.

Key Elements

The following features are considered key elements of the original ranch house style, although not all ranch houses contain all of them.

Single story

Long, low roofline

Asymmetrical rectangular, L-shaped, or U-shaped design

Simple, open floor plans

Living areas separate from the bedroom(s) area

Attached garage

Sliding glass doors opening onto a patio

Large windows, often decorated with shutters

Vaulted ceilings with exposed beams

Exteriors of stucco, brick, wood, and glass

 Pueblo or Santa Fe Homes

The Pueblo Revival style is a territorial building style of the Southwestern United States which draws its motivation from the Pueblos and the Spanish missions in New Mexico. The style created at the turn of the twentieth century and came to its most noteworthy prevalence in the 1920s and 1930s, however it is still usually utilized for new structures. Pueblo style structural engineering is most common in the condition of New Mexico.

Pueblo style structural planning tries to mimic the presence of customary adobe development, however more cutting edge materials, for example, block or solid are regularly substituted. On the off chance that adobe is not utilized, adjusted corners, sporadic parapets, and thick, battered dividers are utilized to reenact it. Dividers are typically stuccoed and painted in earth tones. Multistory structures as a rule utilize ventured massing like that seen at Taos Pueblo. Rooftops are constantly level. Normal elements of the Pueblo Revival style incorporate anticipating wooden rooftop bars or "vigas", which some of the time serve no auxiliary purpose[, "corbels", bended, frequently adapted, pillar underpins and "latillas", which are peeled branches or pieces of wood laid over the highest points of vigas to make an establishment (typically supporting earth or dirt) for a rooftop.

New Home Sales: Do I really need a realtor to purchase one?

New Home Sales: Do I really need a realtor to purchase one?

A common misconception when purchasing a home is that you don’t need a realtor. Buyers not wanting a buyer agent wants to save the typical “2.5%”. But that is either PAID to your agent or it’s [aid to the seller’s agent. When you walk into a New Home Construction/ Sales Office the people who work inside represent the builders (seller) best interest and not the buyer.  These are employees of the builder and DO NOT have to disclose they represent the seller only. Buyer representation is free- and has a lot of advantages. The developer builder only wants you to buy his product at top dollar without the use of a realtor.

Here are some of the benefits of having representation by an agent on the purchasing side:

1.       The site agent works for the builder, they are not there to help the Consumer

2.       An experienced agent is a trusted adviser that can help you save money as they can push for price reduction and discounts. Builders often do not discount the price especially to buyers with no representation.

3.       A realtor can inform the buyer of issues in construction; knows what question to ask and see what you don’t.

4.       A realtor has knowledge of and can leverage contracts, real estate law and the real estate community.

5.       A realtor is your exclusive advocate especially when helping you understand contracts and help you during inspections. They coordinate with other people in the business to make things life easier.

6.       New Construction contracts are really different from sales contracts- you really need a realtor to guide you through it.

Purchasing a home is a major investment. If you would be doing such a major purchase you need a professional to consult with. The fee to a professional versus paying out of pocket later if something goes wrong is reason enough. And besides, getting a professional realtor to accompany you inside the sales office is FREE.

We have been trusted advisers and advocates in this line of business. Team Jenkins of Nevada Realty Connection has helped people achieve their dreams and goals by finding am amazing property. Without regrets, most of the people we have worked with had a smooth and esay experience when it comes to the buying process. Envision a stately French mansion where dancing close in conveys visitors to gathering, drink and disregard the sparkling bequest. In light of the fact that it's bizarre. Be that as it may, it's sort of what we imagine each time we're in Chateau at Paris Las Vegas.

It's not really stately, since it is in a Las Vegas Casino club all things considered. What's more, it's in fact not French. Yet, when you get a table on the second floor, or you're remaining outside underneath the Eiffel Tower seeing the wellsprings crosswise over Las Vegas Boulevard, it's anything but difficult to become mixed up in the modern day.

With good reviews- the place was really stunning especially the rooftop which opens every Wednesday. A lot of space and plays good music. If you are looking for a club to dance all night and this is the place you should be.

Staging to Sell a Home

Vacant Home Staging: Virtual Home Staging

You most likely definitely realize that organized homes commonly offer for more cash and empty or vacant real estate typically takes more time to sell. Most Sellers experience issues visualizing  the capability of a vacant home

With more homes now being empty because of Foreclosures, virtual arranging is more in demand recently. Virtual Staging is as often as possible utilized by property holders and real estate agents to help show properties further bolstering their best good features. A virtual staged home shows superior compared to an empty home.  As wonderful  as traditional staging is  seems to be, there are a few downsides too.

Virtual home staging is the process of taking digital photos of empty rooms, inserting digital furniture, window treatments, and other decorations. The attributes of each property are enhanced by the staging, rather than showcasing the taste of the homeowner. Virtual home staging costs a fraction of a physical staging and is a great tool to help showcase the home to prospective buyers. Most people looking for a home, search the internet first. Having beautifully decorated home photos captures the interest of buyers and motivates them to schedule a showing with a real estate agent. It’s long been known that professionally taken beautiful photographs help potential buyers make an emotional connection to the property.

If you have a home to sell and you think you need help on staging the home even if it’s empty please do not hesitate to call us. We can give you tips on staging an empty home and help you in virtual staging. We have a lot of partners whom we can tap to stage your home with awesome results. Las Vegas Housing Market: Mortgage Crisis leading to Foreclosures

LAS VEGAS Real Estate in Crisis: Homes Gone to Foreclosure

The subprime contract emergency is hitting the Las Vegas metro zone especially hard. Truth be told, Nevada has the most astounding dispossession rate in the nation and the metro range is reliably one of the main five more regrettable in the country. The emergency risks further development by making a flood of accessible homes, which thusly moderates the development of new homes and constantly impacts property estimations. Be that as it may, in the meantime it makes chances of more moderate lodging for the individuals who have been estimated out of the business sector as of late

The emergency involves property holders losing their homes after they are not able to bear the cost of their home loan installment. It was achieved by moneylenders and banks giving unsafe advances, or subprime home loans, to individuals with poor FICO assessments or accounts.

“Low interest rates first attracted such homebuyers. However, as many loans were adjustable rate mortgages (ARMs), higher interest rates down the road made payments nearly impossible, ultimately leading to foreclosure.”

Source: Las Vegas Sun

Besides, ruthless loan specialists have been blamed for sustaining the circumstance by unjustifiably exploiting ignorant or new purchasers. There were countless who purchased homes at the market's tallness and anticipated that would flip them for a benefit, just to see qualities decrease.

What impact does it have to the public? As a buyer if you are in a tight budget you have a wide choice of homes that you can choose from. We have some foreclosures that are standing out from the list. As a seller although there has been an increase of foreclosures in the market that will compete with your home. There is still a better chance that buyers would still choose your home over a foreclosure.

Last September 2015, the highest price point average of homes sold were between the 100-200K range with 1064 homes sold alone.  The variance of 200K was seen compared to the average last August that was 300. Clearly the market has it’s up and downs and drastic changes can be seen covering the months after.

In an extreme seller market usually it tales 0-3 months of inventory before it gets sold, Team Jenkins of Nevada Realty Connection was able to sell 26 homes within 6 months. This has been an outstanding performance even though there is a challenge of people losing homes due to foreclosures.

Finding a great home is very difficult expecting that there are a lot of homes to choose from. Since we network with a lot of sellers we can help you get through all the hassles of buying a property in Las Vegas. To know more about homes available please click this link.

Foreclosures can be avoided if we can short sale the home, this would be a great way to avoid a negative impact to your credit. Consult with a local expert like us to know more about your options. We have sold homes despite the market changes so we can better help you on your needs.
