Nevada Market Report September 2015

Overall in Las Vegas and Henderson, Nevada real estate, we are in what is considered A Extreme Seller’s Market. While the real estate climate can fluctuate and change with financial and statistical trends, Las Vegas has seen a great amount of growth. 3 months of inventory exhibits the seller’s market data, even though the market can be different based on demand and the quantity of homes for sale in each price range. Homes Sold for this month has an average sales price between $100,000-$200,000 compared to last month we had an increase of sales within that price range. The fall season is approaching and it seems that the forecast would be less homes in the market however we still see sudden spikes of increased inventory of homes available. Hopefully this impact would be felt close to Winter.

 

The different regions in Las Vegas sell at varying speeds- some of these statistics can impact the value of homes for sale in Las Vegas and Henderson, Nevada. In North Las Vegas, 487 homes sold with 2.64 months of inventory, at a median sales price of $193,000. Contrastingly, in Boulder City, Nevada, there were 13 homes sold with 5.77 months of inventory- the average selling price here was $256,000. High levels of home sales in the Southwest show 582 home sales at a median price of $247,500 after 3.53 months of inventory. These figures have changed over a period of time. The figures have changed increasing the DOM of homes in each region from last month’s report

Home prices are taking a pause from rising in this current Normal Seller’s Market. Even though there have been some slight variances. In a Extreme Seller’s Market, 0-3 months of inventory is the norm, with moderate appreciation. Normal Buyer’s markets see 9-12 months for inventory sales, with moderate depreciation. A balanced market generally falls somewhere in between at 6-9 months of inventory, with slight depreciation of properties.

Choosing the Right Home Architecture and Style Part 1

Choose the Style of your Home Series Part 1

Finding a great home that fits your needs and lifestyle needs careful attention and research. A lot of homes coming out here and there a first time homebuyer might get confused on what style to pick. Zillow and Trulia can be a good resource of finding the right style of home for you, however if you are not that knowledgeable on styles of houses this can be difficult.

1.       Cape Cod Style-

Let’s talk about CAPE COD HOMES- what is a cape cod style home- Cape cod architecture came from early settlers which is known for gabled roof and plain front. With roots dating back to 1600’s it was a popular style in the 1930’s. Typically 1 story or 1 ½ it features a steep roofline, wood sliding, multi pane windows and hardwood floors. Most cape cod homes have small floor areas. Homes were designed to withstand stormy and starkly weather.

        Key Elements 

·         Large, central chimney. The large, central chimney is located directly behind the front door, with the rooms clustered around it in a rectangular shape.

·         Steep roof. Cape Cods have steep roofs to quickly shed rain and snow, and a shallow roof overhang.

·         Windows and dormers. A full Cape has two windows on each side of the door, and often has a dormer on each side of the chimney to open up the attic.

·         Captain's stairway. "The second floor, often kept for boarders or 'seafaring' men, was accessed by a narrow stair, or 'captain's stairway,' which has incredibly steep risers and shallow treads to minimize the use of the first-floor space," explains David Karam, an architect and builder from Brewster, Mass.

·         Shingle siding. Weathered gray shingles are one of the most recognizable elements of a classic Cape Cod, but newer homes are built of brick, stucco and stone.

 

2.       Craftsman Style

Craftsman Bungalow- or is known as arts and crafts style homes were popular during the 1930’s. A distinguishing feature of the style is the large amount of woodwork and buily in shelving and seating. It has low pitched roofs with wide eave overhangs exposed roof rafters and decoration beams under gables.

Key Elements

low-pitched, gabled roof. The low-slung rooflines reflect the influence of Oriental architecture on the style. These roofs typically have a wide, unenclosed eave overhang with decorative supports. 

Tapered columns. This is one of the most distinctive characteristics of Craftsman homes, despite the variation in detailing. Tapered columns, which support the porch roof, are typically short and rest upon massive stone or brick piers that extend to ground level, both of which convey a certain solidity

A partially paned door. One great authenticity test of Craftsman bungalows is how their doors are styled.

Multipane instead of single-pane windows.Like a few other Craftsman details, this window styleoriginated with the Prairie architectural style

With all the new developments and new construction in real estate you might be shopping for your very first home to buy or may have bought one already and is wating to be designed or furnished.

Regardless of the type of home you purchased a good planned space is what every homeowner wants. Limited Interior space needs careful planning especially for homes that have very small floor area. The space you need to allot will depend on your needs and lifestyle. Rooms will be determined based on the size and proportion of the area.

In order to save space here are a few tips I wanted to share to everyone:

1.       Utilize Vertical Spaces- Overhead Cabinets and Shelves are the best solutions for small spaces. They are space saving if installed and designed properly. Functional and stylish.

2.       Opt for furniture with  Secret Storage- Using furniture pieces that double was storage compartments is a smart strategy that doesn’t necessarily sacrifice aesthetics or circulation.

3.       Add Storage areas in Utility areas- Utility cabinets are usually located near the bathroom or the kitchen areas for easy access. By surveying the space you can determine if the existing cabinets are sufficient enough for storage. Usually for small spaces built in cabinets are available but in case you need additional storage and save space it’s always good to know.

Kids Homework Nook and Corner for your Home

Setting up a Homework Corner for Kids.

When I was a kid, we were given free access to every part of the house after school. Most of my childhood during the 80’s were spent doing household chores and homework. You are not suppose to watch TV if you didn’t do your homework properly. I usually cheat and rush my homework just to watch the everyday cartoons. I was not even given my own study room to learn things and read quietly. Usually my brothers and sisters were really so noisy that I couldn’t concentrate on my homework since I easily get distracted . Nowadays with the internet and the latest technology that kids are using, a big question you would ask yourself is: “As a parent; do I need my kids to have their own space just for study”?

Whether it’s a corner in the living room or a space in the kitchen,   having an area specifically for homework is often a better choice for optimum productivity and learning.

Here are some of the things I learned that I wanted to share with you to help you set up a place of learning:

1.       Make sure you choose a space that has a lot of light.

2.       Always make sure the area has no foot traffic- a hallway or a foyer isn’t good to setup your stuff

3.       Always prepare the following items

a.       Desk- small and sturdy with drawers

b.      Shelf or area for books

c.       Chair- ergonomic with back support

d.      Floor or desk lamp

4.       Create a TO Do board that your kids can write on

5.       Boxes, Trays and folders

6.       If your child is using a laptop make sure the area has a power outlet

Think of the “Homework Area” as a distraction free center where your kids can learn and at the same time concentrate. Giving kids a quiet place can, make a huge difference in their own learning development. Not to mention if they might need your help sometimes.  Instead of them going to your bedroom- it might be easier to establish a neutral ground where you and your child can tackle homework together.

What are the Questions I should ask when buying a Fixer- Upper?

People love to buy what we call fixer uppers. It is human nature to see a thing transform into something of value. It’s like when you see a picture of an obese girl in a gym beside a very slim woman that is labelled as “Before” and “After” some people like the challenge. Not different from real estate, when we see a home that is potentially promising with a little up and there fixing it turns out to be the perfect one; who wouldn’t grab that opportunity.

What is a fixer upper anyway? A fixer upper is a home that needs either minor or significant rehabilitation before it can be used. The term “rehab” means and also could refer that the house is a “flip” or a rental. The repairs can range from light cosmetic work, such as fresh paint or new carpet or more intensive ones such as a new roof, foundation or electrical.

Here are some of the factors that you need to consider first and ask yourself before purchasing one:

1.       How bad is it? - Is it worth the cost to repaint the whole property? Does this need a lot of work during rehab?

2.       Do I have the drive? - Do I have the mental preparation and skill on how to accomplish these projects- do I have the motivation?

3.       Is it worth the cost? - What if I incur thousands of dollars for rehab and it sells less than what I already spent for repair?

4.       Do I have the skills? - Some people especially builders will do this. But again it is not advisable if you don’t have training.

5.       Do I have the time? - Time is of the essence. Fixer uppers take time!

Real Estate Tip of the Day: Scheduling a Final Walkthrough

Scheduling Your Walkthrough before Closing

Most buyers are excited to move in especially when it is really close to the date of the CLOSING. Many tend to relax and have thoughts of getting new furniture, unpacking and looking at paint samples.  However, one crucial step needs to be accomplished before settlement; a house walkthrough,

A final home walk through cannot only help you be confident on your purchase and avoid what we call buyer “remorse” but also help pinpoint minor issues that should be taken cared of before close.

Here are a few tips when doing a final walkthrough.

1.       Schedule at least 30 minutes or longer for a walkthrough- this is done at the day of closing to make sure you maximize your time. During the assessment you should check for any new issues that might have happened the last time you viewed the home/

2.       Check the appliances if it’s working.

3.       Check fixtures- if the seller agreed to leave one

4.       Check for wall scratches or damage to the flooring

5.       Don’t be afraid to bring your home inspector back when doing a walkthrough

6.       Bring your RECR and Inspection Report to see of the seller already made repairs

7.       Take Action Quick- If you see any damages- you have 2 options walk away or let the seller pay for the damages to be deducted from the purchase price or be paid directly, you may also request for a credit.

8.       Always involve your REALTOR and do not be afraid to tell your concerns.
