Most people who purchase Condominiums, townhouses or other types of property on a planned development  such as leased land property, a gated community, or even an ordinary subdivision are obligated to join that community’s Home Owners Association and pay a monthly fee.

Each association has it’s own policies. That is why you need to ask the seller for a list of HOA Riles and regulations.

 

In general here are some of the covered cost for HOA fees.

·         Maintenance and Repairs- outside the building

·         Pest Control- to avoid infestation

·         Insurance- for damages outside the bldg.

·         Lawn Care

·         Garbage Removal, Water and Sewage Service

 

HOA fees can increase if the value of the property goes up, insurance cost go up too. So if you need to get information it is best to get a copy of the rules and regulation from the Association.

Buying Homes during Fall Season

Buying a Home this fall: What you need to consider?

Most people buy a home during spring, but there is a real case to be made when buying during fall.  It’s cooler, so you’ll have less competition at the open houses. Since it is considered as off season you are more likely to get a deal. And, with the season’s variable weather, you can get a good idea what a Home is like in hot and cool weather.

After all. You are buying a home that will fit your needs in every season. But ypu have to consider a few things:

1.       Check the drainage system-In the interlude between the rainy and snowy seasons, don’t forget to check if there are few areas that water is accumulating. If it turns out that the sewer is clogged bring some professionals that can help out.

2.       Note Surroundings- Make sure to check surroundings if there are any constructions going on- nothing worse than having construction at the start of  spring after all the peace and quiet during winter.

3.       Check the Air conditioner- Most people turn off the AC during cooler seasons, but take note its not forever. warmer and humid temperatures will start as soon as summer begins. Make sure you check the AC or have it checked.

4.       Examine the windows- if the home has old windows that don’t open you might need to replace them. Worst thing that could happen is breaking the windows during winter.

5.       Check to see if there are standing water- Most of the bugs and insects will move out after summer- It is best to keep an eye for standing water in trash bins or cans or birdbaths. These insects will soon return form hiding, think of the ramifications after the winter.

Bad neighbors, what to do?

Ever had an instance where you had a disagreement with a neighbor? Have you in any way feel you avoid going out because there is a Homer Simpson (The Simpsons) outside. Ever get the feeling that you are irritated and have no peace of mind when you see your nemesis outdoor?

Peace is precious. You will never be able to breathe easily if you have someone breathing on your neck. It is not a healthy relationship either. if you have a broken one with the next door neighbor. Here are some of the tips that you can do in order to mend that relationship and reconcile.

1.       Communicate directly- It is better to talk it out face to face rather than talking behind someone’s back. Go to your neighbor’s house and speak to hi9m calmly and tell the issue upfront. If you don’t feel safe enough then have a friend join you in public safe place

2.       Do other ways- If you can’t communicate face to face a voicemail or a written letter can do. Chat with your neighbor make sure to discuss what is bothering you- of course you need to get their Home Phone Number if not then write a letter discussing your ceoncern.

3.       Listen Attentively-There is no pint discussing an issue if you don’t know how to listen. Make sure to respect your neighbor’s views.

4.       Apologize if needed- Assess the situation objectively, if your neighbor doesn’t want to speak with you an apology might soften him up.

5.       Compromise- Talk to your neighnor an layout some suggestions. Ask him Ideas on how to resolve the issues.

6.       Strengthen ties- After reaching a truce- it is good to keep the line of communication open. Try to befriend your ex- enemy. Make sure to invite him over for a short chat or coffee from time to time.

In Real Estate the challenges of selling a home has been difficult for some of the agents. Not everyone is skilled in selling a home, it really intrigues me the reason why a home has not been sold by an agent. Usually it bolls down to 5 reasons- Price, Location, Condition, Marketing and worst of all the Agent’s Behavior. The moment the home goes off the market, the sellers gets a ton of calls first thing in the morning.

For someone who is new in real estate “expired listing” does not mean that it’s an old listing, but the term “expired” means that the listing contract expired with that agent whom the seller signed for.  The seller has an option to either renew that contract to have the same agent be in charge of selling the home or simply look for another agent.

Although an expired listing is really the King of all lead sources because you can call them today and list them the same day! however based on experience as an Inside Sales Associate, this can be challenging for some. You really need to understand how an expired seller thinks.

Understanding a little bit about human psychology is key to your success with expired listings. So let’s begin by identifying the 3 different human behavior patterns you may notice when interacting with a seller whose listing has expired.

We have 3 Behaviors observed

1.       Rationalization

2.       Reaction Formation

3.       Displacement

 

 

 

Rationalization

When people don’t get what they want or attain a goal they’ve set, rationalization often sets it. This is a normal human behaviour pattern that helps people avoid depression.

For example, when a couple experiences a breakup in their relationship, each may rationalize it by saying, “He/she wasn’t right for me anyway. Same thing when selling a home- “Well I could really sell at a different time maybe next month”

 

Reaction Formation

When a person feels a certain way (perhaps sad) but acts in different way (cracks jokes), that person is displaying a reaction formation. People do this to hide their real feelings so they don’t appear vulnerable. Here’s a classic example of a reaction formation in action.

For Example: When a seller’s home does not sell by the listing termination date, he may be very upset or mad on the inside, but on the outside he may seem aloof, shrug it off, and say, “Oh well…it didn’t sell. C’est la vie!” An unskilled agent may interpret that as a sign that he won’t re-list because he doesn’t care,when in reality he is very upset by his home not selling

 

Displacement

Sometimes people are upset, mad, or annoyed at one person, but they take out their frustrations on another person. This is called displacement. You’ve likely been on the receiving end of displacement many times.

For example, your spouse had a bad day at work and comes home upset. Nothing anyone at home does is right. Your spouse is displacing her frustrations about work on her family, even though the family had nothing to do with making her upset. No different from Real Estate,

 

Prospecting is a skill and that is a fact! - In the old west we prospect for Gold; we separate the dirt from the treasure, not different from real estate. You have to understand that these are actually human beings that have feelings so before you rebut to their objection you have to exercise 2 things: Compassion and Understanding that is the real key to getting the rapport needed.

Do Not Get Caught in the Renter's trap

There are many benefits to homeownership. One of the top ones is being able to protect yourself from rising rents and lock in your housing cost for the life of your mortgage.

The National Association of Realtors (NAR) released their findings of a study in which they studied“income growth, housing costs and changes in the share of renter and owner-occupied households over the past five years in metropolitan statistical areas throughout the US.”

 

Don’t Become Trapped

The study revealed that over the last five years a typical rent rose 15% while the income of renters grew by only 11%. If you are currently renting, this disparity in growth could get you caught up in a cycle where increasing rents continue to make it impossible for you to save for a necessary down payment.

The average renter in the United States pays 30% of their income on housing compared to that of a homeowner who can expect to spend 15%.

In many metro areas the percentage of income spent on housing is even higher and continues to rise every year. Like in San Francisco, CA, where the average renter spends 59% of their monthly income on housing or nearly 65% in Boston, MA.

Homebuyers who purchased their home over the same five-year period locked in their housing costs and were able to grow their net worth as home values have increased and their mortgage balances have gone down.

Know Your Options

Perhaps, you have already saved enough to buy your first home. HousingWire reported that analysts at Nomura believe:

“It’s not that Millennials and other potential homebuyers aren’t qualified in terms of their credit scores or in how much they have saved for their down payment.

It’s that they think they’re not qualified or they think that they don’t have a big enough down payment.” (emphasis added)

As we have reported last week, over 60% of Millennials who recently bought a home put down less than 20%; 36% put down less than 5%. Your dream home may be more attainable than you ever imagined!

Bottom Line

Don’t get caught in the trap so many renters are currently in. If you are ready and willing to buy a home, find out if you are able. Have a professional help you determine if you are eligible to get a mortgage.

August Credit Score Requirements LOWER As Interest Rates CREEP UP

 

Looks like its back to square 1 as people who think of getting a Home  are challenged. The higher the interest rates go up the lower the credit scores go down. Here are some Interesting Facts:

  • The average 30-year rate for all loans closed in August eclipsed 4.3% for the first time since October 2014.
  • The average FICO score for all closed loans in August reached a new yearly low at 724 (the lowest since February 2014!)
  • The average down payment of FHA loans closed was just 4%!
