Nevada Market Report August 2015

 

 

Overall in Las Vegas and Henderson, Nevada real estate, we are in what is considered A Extreme Seller’s Market. While the real estate climate can fluctuate and change with financial and statistical trends, Las Vegas has seen a great amount of growth. 2.5 months of inventory exhibits the seller’s market data, even though the market can be different based on demand and the quantity of homes for sale in each price range. Homes have sold most from the 200-300K price range

 

In North Las Vegas, 485 homes sold with 2.04 months of inventory, at a median sales price of $195,000. Contrastingly, in Boulder City, Nevada, there were 21 homes sold with 3.43 months of inventory- the average selling price here was $270,000. High levels of home sales in the Southwest show 721 home sales at a median price of $245.036 after 2.85 months of inventory. These figures have changed over a period of time. he different regions in Las Vegas sell at varying speeds- some of these statistics can impact the value of homes for sale in Las Vegas and Henderson, Nevada.

 

Although there have been some slight variances. Home prices seem to fluctuate.  In a Extreme Seller’s Market, 0-3 months of inventory is the norm, with moderate appreciation. Normal Buyer’s markets see 9-12 months for inventory sales, with moderate depreciation. A balanced market generally falls somewhere in between at 7-8 months of inventory, with slight depreciation of properties.

 

In the current Normal Seller’s market climate, zip codes in and around the Las Vegas area can be an implication as to what areas are experiencing the most home sales. 89052 (Henderson, NV) saw 113 homes sold at a median price of $394.900. 89178 came in with 78 homes sold at a median sales price of $227,000. The 89005 zip code (Boulder City, NV) showed 21 homes sold at a median sales price of 350,000. On the whole, the rise in home prices has paused.

Pros and Cons of Buy Vs Rent

Extremely low mortgage rates and rising apartment rents in many cities have led some people to dive into homeownership more quickly than they’d originally planned. However, others are choosing to wait until the housing market recovers, in spite of the incentives to buy. The truth is, there’s no one right answer when it comes to determining whether to rent or buy a house.

There are a number of considerations you must make when making this decision. Renting and buying both present a number of pros and cons, and your own financial situation may be the biggest factor of all.

Pros & Cons of Renting

Despite the fact that you can’t build equity, renting offers you the most freedom and flexibility, especially if you are on a month-to-month lease.

Advantages

·         No Maintenance Is Required. If the garbage disposal breaks or you need a plumber, getting maintenance is as easy as calling the superintendent.

·         It’s Easier to Move. If you are not settled into your career or could have an opportunity to relocate in the near future, it is much easier to switch to a month-to-month lease or sublet than it is to sell your home.

·         You Can Avoid Owning a Depreciating Asset. While home prices have stabilized and are rising in most housing markets, there’s no guarantee that your home will increase in value over time.

Disadvantages

·         Your Monthly Payment Can Increase. Rents have been rising in many cities, so you may be facing an increase in your monthly housing payment as soon as your current lease ends.

·         You Don’t Build Equity. When you rent, your housing payment provides you with a place to live, but will not provide you with an asset to sell when you are ready to move.

·         You Don’t Receive Tax Benefits. Homeowners can deduct their mortgage interest payments and their property taxes from their federal income tax, which reduces the final cost of homeownership. Renters cannot deduct any of their housing expenses

·         You Can’t Paint or Remodel Without the Owner’s Approval. While some landlords are kind enough to let you paint your apartment, you’ll have to get their permission and consult on the color. If you want to make other changes or upgrade an appliance you’ll have to put in a request with your landlord or apartment manager.

 

Pros & Cons of Buying a Home

Homeownership is not for everyone, but there are some financial and emotional advantages that can be enticing.

Advantages

·         You Can Build Equity. Historically, homes rise in value anywhere from 4% to 6% per year. Even if your home doesn’t increase in value, though, you’ll be building equity as you pay down your mortgage as long as your home maintains its value.

·         You Can Take Advantage of Tax Breaks for Homeowners. Homeowners can deduct their mortgage interest payments and property taxes when they itemize their federal income taxes. These deductions offset the cost of your housing.

·         Your Housing Payments Will Stay Stable. If you choose a fixed-rate mortgage, your principal and interest payments remain the same for the duration of the loan. However, your homeowners’ insurance and property taxes can change.

·         You May Be Able to Use Your Home as an Investment. If you buy a home and choose to leave it, you can rent it out rather than sell and generate income. This works best if you can cover your mortgage (or more) with rental payments. With this in mind, it pays to choose a home that will make a good rental property in the future.

·         You Can Settle in a Community. Once you commit to owning a home, you are more likely to become more involved in your community because you know you’ll be there for years. You can get to know your neighbors, perhaps join a homeowners’ association, or volunteer for projects that benefit the community or the local school.

·         You Have the Freedom to Decorate as You Please. One of the joys of homeownership is the ability to change your environment to suit your tastes. Of course, if you live within a development with a homeowners’ association you may have a little less freedom with your home’s exterior, but you can still paint your kitchen purple if you like.

Disadvantages

·         You Have to Pay for Your Own Maintenance. As a homeowner, you must spend time and money keeping your home in good repair. You need to set aside funds for unexpected expenses, such as appliances that break, a service contract on your furnace, or the need to replace your windows.

·         Your Home Is an Illiquid Asset. If you would need to sell because of a job relocation or change in your circumstances, you may not be able to sell your home as quickly as you would like or for as much money as you want.

·         You Must Pay Property Taxes. Property taxes can go up, making your home less affordable.

·         Your Home Could Lose Value. As many people have learned the hard way, there’s no guarantee that your home will increase in value over time.

·         Buying a Home Requires a Cash Investment. You need to use up your savings for a down payment and closing costs and for other expenses of homeownership. That cash won’t be available for other investments.

·         Homeowners’ Insurance Is Mandatory If You Have a Mortgage. As a renter, renter’s insurance is recommended but not required. Your lender requires you to insure your residence, and typically you have to pay those insurance premiums along with your mortgage payment.

Buyers tend to check out a home that appeals to them, properly arranged furniture, pictures etc. are some of the features that attracts them to a home Here are several tips we can share you to help you stage an attractive home for potential buyers to get that excellent first impression.

1.       Trim all the trees shrubs and make sure the lawn is mowed. This helps then to get a feel of the house exterior. Make sure you present a Homy feeling when they see the property from the outside.

2.       When they enter the door they are going to look for what they like usually we are talking about sights. Sense and sound.

c.       Make sure you remove clutter from rooms, kitchen counters and bathrooms

d.      Always make sure to remove as many personal items as possible

What are the 5 important Documents you need when selling your home?

When you are selling your home on your own there is in fact, a lot of paperwork that would be involved, however, having these 5 very important ones in your possession will help you understand and help in the successful sale of the home on your own.

1.       Property Disclosures- By law this is required. It’s a questionnaire on the real estate condition of the house like leaks, mold damage, cosmetic etc. You have to really be honest in disclosing this information in order for you to avoid any litigation in the future.

2.       Buyer Prequalification Letter- This is really important to make sure that the purchaser has means of getting the property. There is a difference between lender approval and underwriter approval- underwriter approval; means that the purchaser has the capability and means of getting the loan and that the lender will release the loan to them if there is no such a[[rpva; this is just a name on plain paper.

3.       Home Inspection Report- The buyer will need to have a home inspection- you need this report in order for you to negotiate on major items and not cosmetic ones.

4.       Negotiating Repairs- After getting the Inspection Report if the buyer comes up with an addendum you need to make sure you negotiate the cost of the repairs so you woul not get anything that might offset the price of the property.

5.       Lastly a clear sales contract that states the terms of the sale.

How to Avoid Foreclosures

Millions of Americans have lost their homes to foreclosure in the last few years. If you're having trouble paying your mortgage, learn about the steps you can take to avoid foreclosure or to minimize your debt after it happens. Quick action is the key to success -- it can save your home and/or help protect your credit rating.

 

Don't Walk Away: Consider Your Options

Don't give up and let the lender foreclose on your home without considering your options. A foreclosure will hurt your credit rating and make it difficult, if not impossible, to buy another home anytime soon. In addition, if the profits from selling your home don't cover the unpaid portion of your loan, your lender might sue you for the rest.

Your best options if you're having trouble making mortgage payments include:

·         negotiating with your lender

·         getting government help

·         filing for bankruptcy

·         selling your home yourself, or

·         Giving your home deed to the lender.

 

These options are described in more detail below.

Beware of scam artists. People facing foreclosure are often preyed upon by others claiming they'll help. Some homeowners have unwittingly signed documents giving these scammers title to their property, thus turning themselves into renters. Don't sign anything without getting a professional opinion first.

 

Negotiating With Your Lender

As soon as you realize you'll have trouble paying your mortgage -- ideally, before you've missed any payments -- contact your lender. Lenders have an incentive to negotiate with home loan borrowers, if only to reduce the number of foreclosures they're dealing with. You might have to make a lot of calls to reach the right department or person, however.

Do it sooner rather than later. If you call soon, you may be able to work out a solution with your lender. But, if you've already missed three or four payments, it may be too late, and the lender may insist on foreclosure -- or have already sent your file to an outside servicing company, which may not welcome requests to deviate from its standard procedures.

Possible solutions. The lender may accept partial payments for a few months (though you may have to agree to make up the difference later), accept a late payment, or agree to redo the terms of your loan.

What to say when you contact your lender. Here's what you should ask for, in lender-language. (You'll probably need to get to the right department first -- it may have a name like "loss mitigation.")

·         Forbearance. You make a reduced payment, or no payment, for an agreed-upon period of time. Usually, the lender requires you to make up the difference at a later time. The lender is most likely to agree to this if you can demonstrate that you will soon receive a bonus, tax refund, or some other extra cash.

·         Loan reinstatement. You agree to make up your missed (or reduced) payments by a specific date.

·         Loan modification. Your lender agrees to alter the terms of the loan so that you can better afford the payments. For example, the lender may agree to add your missed payments to your loan balance, to stretch out your loan over a longer term (which will lower your payments but result in more interest over the life of the loan), or to convert an adjustable rate to a fixed rate mortgage.
