Moving with your pets

 

Moving can be stressful to everyone- not to mention pets. They can be easily stressed out when there is an unexpected activity at home. Here are some tips to make sure that the process is smooth with our pets.

1.       Prepare an overnight kit that has enough food, toys and grooming for the pet.

2.       If moving out of the area- infor your vet so you can take out records and prescriptions to recommend a vet in the neighborhood.

3.       Keep your pet in the quietest spot possible. Keep them in their kennel or cage. Take them away from the action.

4.       Take the pet in the new house on your vehicle. Sometimes carriers can be put at the backseat. Pets are comfortable seeing the background change.

5.       When transferring the pet to you new neighborhood- make sure to not leave your pet unattended. When they get out they might get lost.

6.       Move the ouse before the pet. Make sure to move the house and have it situated in th new home so the pet feels comfortable with the new environment.

7.       Update your pet’s tags with the new address.

8.       When transporting a fish- they are easily stressed out- a good tip is to transport them into bags with their old tank water.

9.       Guinea pigs are known to be traumatic critters- so make sure you transport them in nice, warm and comfortable carriers.

10.   Birds are very jittery-please make sure to put your birds in cages on moving day.

Happy Veteran’s day. For the vast majority of military borrowers, VA loans represent the most powerful lending program for the market. No DP- loans have helped a lot to get their dream home since 1944.

However, here is what you need to know about VA loans that most people do not know:

1.       Reusable- Ypu can use your VA Loans over and over again as long as you pay off the loan in time. Even if you lost one due to foreclosure you can still avail and use it once more.

2.       VA Loans are for certain types of homes only- VA loans are designed for ready to move houses. So if you are planning to buy a farm or a DELI you cannot. Condos, modular, single property homes, and multifamily homes are accepted.

3.       For Primary residences only- It cannot be used for investment.

4.       Guaranteed by the Government- If ypu are entitled the agency provides you up to a quarter of the loan amount.

5.       Available even for disclosures and bankruptcy

6.       No Mortgage insurance- saves you money since the program guarantees it.

7.       Mandatory fees- There is no insurance but there is a mandatory fee of 2% from the loan amount. It is usually called a VA funding fee.

8.       No prepayment Penalty- You can make extra payments anytime you want that saves money in interest over the life of your loan.

What is the disadvantage of waiting to list your home?

What is a good time to list? That is actually a question many sellers have. Will I wait to get back on a good market or wait till the market picks up?.Listing during what is often considered the "slow" season for sellers actually gives you the advantage of less competition. Buyers are still looking for homes. With less inventory they have limited options. Make your home an option for them!

Waiting for what?  A myth about the best time, or some legitimate reason to wait.   I have heard people say many times that spring is the best time to sell and I will say that spring might be time that people (including lookyloos) love to browse.  But homes sell all year long.   The busiest month ever was a December.   The great thing about holiday time is that the people looking tend to be the serious buyer not someone who just wants to look at homes for fun.   People have busier schedules during holidays so those that look at homes in this time do it because they are committed to making an actual purchase and the house they wanted to see made the list of highly possible not just ... "wouldn't hurt"  to look list

Historically, potential home buyers felt that the holidays were too hectic for home shopping.They were preoccupied with planning parties, cooking meals, buying presents or planning vacations. Despite our always-on access to property listings today, there’s still a lingering perception that the year-end holidays aren’t a good time to list a home. Similarly, if your property has been sitting on the market for months, conventional wisdom says to give it a rest during the holidays. Given these factors, we end up seeing the inventory for good homes tighten up this time of year. But buyers are still out there looking at real estate and no doubt wishing there were more properties available.

Whatever the motivation, for sellers it means one thing: There can be an increase in demand at a time when inventory is traditionally low — resulting in less competition from other sellers. If you’re motivated to sell your home, you’ll have an even more “captive” audience in January.

Las Vegas Market Report October 2015

 

Overall in Las Vegas and Henderson, Nevada real estate, we are in what is considered an extreme seller's market. While the real estate climate can fluctuate and change with financial and statistical trends, Las Vegas has seen a great amount of growth. 3.6 months of inventory exhibits the seller's market data, even though the market can be different based on demand and the quantity of homes for sale in each price range.

Various regions in Las Vegas sell at varying speeds- some of these statistics can impact the value of homes for sale in Las Vegas and Henderson, Nevada. In North Las Vegas, 429 homes sold with 3.6 months of inventory, at a median sale price of $205,000. Contrastingly, in Boulder City, Nevada there were 9 listings sold with 9 months of inventory- the average selling price was $270,000. High levels of home sales in the Southwest show 541 home sales at a median price of $245,000 after 3.83 months of inventory. These figures have drastically increased over just one period of time. Adding as much as twice the amount of active listings to the real estate pool, and cutting off months of time for inventory, the climate for home sales in the Las Vegas and Henderson, Nevada area is on the rise.

Home prices are soaring in this current sellers market and home inventory is still up, even though there have been some slight variances. In an extreme sellers market, 0-3 months of inventory is the norm, with very high appreciation. Extreme buyers markets see 12 months or more for inventory sales, with high depreciation. A balanced market generally falls somewhere in between at 6-9 months of inventory, with slight depreciation of properties. Now that Fall is ending soon  we are now ready for the upcoming cold season caring for your home can be tedious daring this season and being unprepared can have many consequences if not being taken care of. Here are a few simple steps that most of it you can do to prepare your Home for the coming Cold Weather.

1.       Tune Up Your Heating System- You should cinsult a technician as early as now if your furnace is not working properly. This will save you time in case you have your heating system for repair in the coldest time of the year.

2.       Reverse your ceiling fans- If your ceiling fan has a reverse switch use it to run the blades in a clockwise direction after turning the heat. This will push the heated air from the ceiling.

3.       Prevent Ice dams- If your home had lots of icicles last winter. Ice dams can melt water and flow into your house. Take steps to prevent these things from happening that might cause damage.

4.       Check the roof- Scan and look for damaged or loose shingles that may leak during winter.

5.       Apply Caulk to Windows and Doors- If you have large gaps on windows- you may want to caulk in joints and door frames. Silicone caulk is best for exterior use since it won’t shrink.

6.       Divert Water- Make sure to add extensions to downspouts so that water runs at least 3-4 feet away from the foundation.

7.       Drain your Lawn Irrigation system- Draining your sprinklers, and pipes will help avoid freezing and leaks.

8.       Chimney Sweep- Before burning your yuletide log make sure you have your fireplace checked, vents and chimney’s clean to prevent carbon monoxide creeping to your home.

9.       Prepare to store the mower- As the mower sits through the winter, fuel remaining in its engine will decompose, "varnishing" the carburetor and causing difficulty when you try to start the engine in the spring.

10.    Restock Winter Essentials- Don’t wait for the first winter storm to restock cold-weather essentials, such as salt or ice melt. If you can’t abide a snow blower’s roar or the back-breaking workout of shoveling

Avoid Selling or Buying an Overpriced Home

With the housing inventories going low- and the demand for homes are more. Almost any buyer would prefer paying almost any price for the home they want.  However, with the current inventory levels that cause the home to sell for the most amount of money and at a faster rate, sellers need to make sure that pricing the home correctly and competitively would be the right thing to do.  One of the biggest mistakes a seller can do is overpricing their current home. The consequences of an overpriced home can be numerous, one it can sit in the market for too long and second a large number of low ball offers because other agents may notice the price.

Buyers become desperate when they see the home that they want and are willing to pay top dollar. However when buying an overpriced home leads to owners selling for less when they decide to sell it. Since the future of real estate is unpredictable, you never know what the value of the home would be in years to come.

When you buy a home here are some tips you should consider to know if the home is overpriced.

 

·         Check the comps- Look at the comparable houses on the market. The home would be priced based on the surrounding homes that are being sold. Find time to research, always check the location if the home is in a modern neighborhood that does not mean that the house should be priced way too much.

·         Check the number of days the home is on the market- When homes hot the market there should be a number of showings and feedback you will get. Check how what are the usual feedback the home has- pay attention to the traffic. Homes that are stale means that there might be something going on- either it is the marketing or the price of the home.

·         Is the home priced for custom amenities- Even if the home has a media room, tennis court, or pool this might not be appealing to an audience.  Therefore, homes within an elite community that lack these features may actually end up sitting on the market longer while your home will still sell in impressive timing even with a price that reflects these accommodations.

·         Location is everything. There are several factors where the home will sell less

·         The house is located on a main street or only a couple of houses away from a busy street.

·         Schools in the area are not highly rated.

·         There are a lot of older residents in the area.

·         Low Income areas generally include lower priced homes.

·          Areas with a lot of diversity generally sell for less money because they are typically viewed negatively by homebuyers.

·         Is the location associated with older homes that typically require extensive remodeling due to poor structure or home faults?

·         What is the neighborhood or area amenities/recreation/entertainment?

5.        Is the home well kept? - Homes that are updated are worth more. You may want to consider the following.

·         The house was built by a lower-end builder compared to similar homes.

·         Fixtures, including the faucets, lights and shower, are not updated.

·         The paint is older.

·         The fence in the yard looks rotted.

·         The cabinets have scuffs and scratches.

·         Wall paper in certain rooms is outdated or peeling off the walls.

·         Floors are poorly installed or cheap.

·         Floor plan is awkward.

·          There is clutter when showing the home.

·         It lacks desirable traits found among today’s modern homes – granite counters, stainless steel appliances, landscaping, energy efficient appliances, etc.

·         Known repairs are needed.

Prices in this area mark at $242,500. While home sales are slightly less in this area (for example), the home price has risen in just one month. The 89005 zip code (Boulder City, NV) showed 9 homes sold after 9 months of inventory, Overall, home sales are up significantly quarter-over-quarter from just a few months ago, and home prices are continuing to rise at rapid rates.

If you are a seller and you hear about price reduction, price adjustments or process improvements, it doesn’t matter. No one wants to hear of lowering the price of their home unless you are a buyer. In a slow market the blame  usually points to the agent selling the home.. and the agents points  to seller's unrealistic expectations of selling and vice versa. Seller’s usually will say to find more ways to sell their home at their price. So before your agent reduces the price of your home here are a few questions that you might need to ask first.

1.       How many showings have you had?

2.       Do marketing comments sell the benefits or features?

3.       What kind of direct mail campaign has been launched?

4.       How many open houses have you had?

5.       What does it look like online?

6.       Is your signage in a prominent location?

7.       Do you have a virtual tour?

8.       What kind of feedback did you get from agents?

 

The reality is if you are too overpriced then that is the time to step down and reduce the price of your home. Always make sure to compare the prices of sold homes in the area before doing the price reduction with your realtor. Every house will sell at the right price. Think of it as a win win situation.
